Enhanced Capital, a national impact investment firm, proudly partnered with RYLB FW Properties LP and OGL Properties, LLC to support the redevelopment of 307 W 7th Street in the heart of Fort Worth, TX. Enhanced Capital provided an investment through federal and Texas Historic Rehabilitation Tax Credits and provided a tax credit bridge loan to support preservation and revitalization within Fort Worth’s Central Business District.
The historic 307 W 7th Street building was initially named the Fair Building and was constructed in 1929 to house department stores and office space. Today, it is known as the Star-Telegram Building after its primary tenant, the Fort Worth Star-Telegram newspaper. The renovation of the 275,000 square foot, 19-story commercial office space will provide higher-end finishes, job creation, and historic rehabilitation.
Financing for the project was possible thanks to the investment provided by Enhanced Capital. The major renovation sets the stage for a new era at 307 W 7th Street while simultaneously celebrating its past. The project completed construction in October 2020.
“The Historic Tax Credit program has a priceless impact on communities throughout the US, transforming thousands of underutilized buildings for new and productive uses,” said Dusty Dickerson, Director at Enhanced Capital. “307 W 7th Street is no exception to the program, and we are proud to play a role in supporting the local Fort Worth community and economy.”
